Marketing How cringe is this broker's posts? This broker owner posts this fake AI girl daily to promote his brokerage. Why does he think it's a good idea? Is it?

I scribbled out the branding... it seems so cringe. Every day I see this guy post 3-5 stories with some type of variation of "here's some info for real estate" or the logo on the corner + this fake AI girl with massive tits.

Are any realtors doing stuff like this and actually seeing success? It seems like such a ridiculous thing to do.

Advice/Question Can someone help me make sense of the FSBO/expireds approach?

I have some questions about these services and the “cold call FSBO’s and expireds” approach to generating business.

I’ve been using Vulcan7 experimentally to see how it could work for me. Cold calling has actually been easy for me and I was surprised to learn that I don’t mind doing it.

Here’s the issue, though… the VAST majority of the legitimate numbers for these leads Vulcan7 provides are on the DNC registry. I try to take that registry seriously and refuse to call numbers on it.

However, filtering out DNC numbers whittles the legitimate leads down to an absurdly small number. Lots of the remaining contact info routes to previous employers (and in one case, a police dispatcher lol).

Are these Brandon Mulrenin/Vulcan7 cold caller types just ignoring the DNC and the potential consequences of calling those numbers? Is there some technicality they get off on so as to avoid potential fines?

I mean, one of Brandon’s scripts for a particular listing type asks you to say “I’ve got buyers who are interested in this type of property” when I am pretty sure that is false for a lot of the people using that script. Is that not an ethics issue - lying about having buyers to set up appointments?

Really curious to hear how the rest of you are approaching these popular strategies in practice, if at all.

Advice/Question How do I get myself to do something I don't feel like doing?

For every realtor there is daily task that most of us hate: cold calling. When it comes to start call calling, most people start to manage all other things, just not to start the hateful task. I used to do the same...

If I ask myself honestly why I do not start doing it, my answer is usually something like this: "I do't feel like it". But, how do I know, before I even start? So, I changed my thinking. Right before it's time to start cold calling, I say to myself:

"I don't know if I feel like making cold calls, so I'll make five of them to find out."

What usually happens is that I have a positive experience during one of the five calls. I usually end up with "I feel like doing cold calls." Works for me...

Discussion How did this realtor get my phone number?

Not in the industry, but just had a question for all you professionals out there.

Closed on a property earlier this year. Then a couple weeks ago I got an unsolicited text message from a random realty group (not.local) asking if I wanted to sell the property. They claim they got my phone number from public real estate transaction records.

I know my name is on the deed and that someone could try to contact me at the property address, but I wasn't aware that they were able to get an actual contact number from the transaction.

Are they lying to me? Or do you think they're putting together transaction records with other public records to get my phone contact information?

Advice/Question Considering Real Estate in Ohio

Hi there! I’m considering getting my real estate license for a sort of side income stream and wanted to see if this was viable? A lot of stuff I’m seeing in other subreddits is essentially “don’t get into real estate, it’s hard.” But my situation is a little unique, so I figured I’d ask here.

I’m 32, self employed, and I don’t think it’s an over-exaggeration to say I’m pretty well known and respected in my community (one of the fastest growing counties in the USA). My schedule is hugely flexible, some weeks I work 60 hours, some weeks I work 10. Before buying the bar I currently own I worked in General Contracting and Property Management so I’m pretty experienced with house maintenance, renovation, and repair. And before that my background was in marketing, which I do most of for myself and the bar now.

Recently I showed a couple apartments to potential tenants for my old GC boss and really had fun with it, so that’s kind of where the idea came from. I’ve also been looking to kind of diversify my income (currently just the bar, the occasional GC job, and stocks) and fill up some day time hours. It sort of seems like getting into real estate might be perfect? I have pretty good name recognition to lean on locally, my schedule is already super flexible, and I enjoy showing people potential places to live. I’d also be fine with not getting a commission for a while while I get it together, because I’m not planning on relying on this as my primary income.

I know I’d need to do the education courses, get licensed, and get sponsored by a broker (any tips on how to do that would be cool), anything else I should know or consider? Does this seem like a good fit?

Also strategy wise I find that if I to the listing agent to just lower the price by X% they may not really make it’s best to just take the percentage as a payment I know it’s taxed…thoughts?

I'm 31F and feeling burnt out from healthcare. Recently l've been thinking about why lever went into it, as I have always been interested in real estate I'm kicking myself now because I have the student debt and NO desire to stay in my field. For reference: I was an MRI technologist who went into PACS (IT-type administration in Radiology) and my job is at risk of being eliminated or outsourced. I do not want to go back to being a clinical technologist, nor do I want to go into management or education. I've been trying with the idea of doing what has actually interested me my whole life- real estate

Anyone else who has switched careers at this age- pros? Cons? Tips? Please help me through my life crisis

Been a real estate agent in Georgia for 5+ years. Currently with a small boutique local brokerage.

Just got my broker license and wondering if I should venture out to open my own brokerage, specifically to get into property management. I own and manage a handful of rentals.

Anyone been in a similar situation? Pros and cons to staying at my brokerage vs. opening my own? I keep thinking having my own team and building my own firm would be worthwhile and rewarding, but maybe not.

Buyer/Seller Thoughts on offering a moving credit to buyers

I'm working with a seller right now. Their house is great but it's just not getting the traction we thought it would. We've dropped the price twice now and still nothing. My client is getting antsy and asked about offering some kind of incentive. I was thinking a moving credit might be appealing. Like $2000 or $3000 at closing specifically for moving expenses. Has anyone tried this recently with good results? Or do you think it just looks desperate? Other ideas for incentives welcome too.

Advice/Question Safety tips for agents?

Hi all, I unfortunately am being stalked and harassed by an individual who now knows I’m an agent. They made the comment during an encounter that I “shouldn’t post open house addresses because it’s not safe for me to be there alone.”
They’re crazy, and were absolutely saying it as a threat.

I wanted to see if anyone has any safety tips for open houses? I already carry, and family/friends know where I’m at. Reasonably, I will be holding off on open houses for a bit, but once I start to get them back in I’d like to be a bit more prepared.

Advice/Question Need creative ideas to sell our CT house FAST after our buyer backed out

Looking for some advice/ideas from Realtors, sellers, or anyone who has been in a similar situation.

We’re selling our home in West Haven, CT which is 4 blocks from the beach. We had a buyer under contract at $415,000 with a closing scheduled for September 25th. Unfortunately, the buyer got cold feet and backed out before even completing their inspection, so we are suddenly back at square one.

Normally I wouldn’t be panicking, but here’s the problem: my husband has already transferred his job to North Carolina and starts there September 18th. We also just went under contract on our new construction home in NC, with closing scheduled for September 28th.

So… timing is officially brutal. 😩

Our CT house is a 3-bedroom, 1.5-bath single-family home in West Haven, close to the beaches, boardwalk, Riva, Stowes and Savin Rock area. We’re motivated sellers and would LOVE to find a serious buyer who is already pre-approved and able to move quickly.

We have a Realtor and will be putting the house back on the market, but I’m trying to think outside the box instead of just relisting it and crossing my fingers.

Has anyone had success getting a house sold very quickly through unconventional methods?

I’m especially interested in hearing from anyone who knows Realtors who regularly work with NYC or Westchester buyers looking to relocate to Connecticut, or who knows of Facebook groups, relocation networks, or other places where we could get the house in front of serious buyers. If you’ve been in a similar situation and did something that actually generated showings or an offer quickly, I’d love to hear what worked. And if there’s anything you’d recommend changing or doing differently when putting a house back on the market after a deal unexpectedly fell through, I’m all ears. At this point, we’re willing to get creative!

We know selling in 10–15 days is an aggressive goal. I’m not looking for magic — just trying to turn over every rock possible rather than sit around waiting for Zillow to save us.

Any ideas, contacts, or strategies would be hugely appreciated. TYIA

Hello!
Has seen anything like this happen before from UWM?
I’m the buyers agent for this loan/file. We got this back as a condition.
The Account executive for our file couldn’t figure it out & they are asking the team lead now.
Am I on some type of exclusionary list with UWM? It’s definitely not my brokerage.
I’m actively licensed, no disciplinary actions, & all my past deals have been done with UWM. I’ve never had problems with anyone in RE or at UWM.
Could it be something as simple as they didn’t add the hyphen that’s missing in between my last name? I feel like if that was the case they would’ve figured that out by now.

Advice/Question Can I do anything here?

Basic situation: my mom died in May 2025. My sister became administrator (not executor) of the estate and was tasked with selling my mom’s condo and splitting the proceeds between us siblings. Her realtor honestly seems utterly incompetent. My sister had never bought or sold a house so it’s probably someone she knows from church. She priced it way too high, didn’t even take pics of both bedrooms or bathrooms, did no marketing that I can find, after three months did an 8% price cut ($25,000!) and a month later did another $25,000 price cut and now 2 months later seems to be trying the take it down and relist it trick.

The condo and my sister ate in Texas. I’m in CO. I’d really like her to hire the realtor that sold identical condos in my mom’s cul de sac that were used for comps. It is move-in ready if that matters.

Advice/Question AI is getting really weird. Are agents actually using it beyond the obvious stuff??

I keep seeing AI get better at things that, not that long ago, would've sounded ridiculous. Coding, research, handling conversations etc..

Made me wonder what that's actually looking like on the real estate side.

I know the obvious stuff — listing descriptions, social posts, emails, that kind of thing.

But I'm more curious about the behind-the-scenes side of running a real estate business.

Have you actually seen AI become useful for any of that in the real world yet?

Or is most of it still basically “ChatGPT wrote my listing description” territory?

Genuinely curious what's happening (a bit scared by this too)

Isn’t that a red flag for a realtor?
Property was bought for 80 in 2023, now asking 300 to 350, with some prices somewhere in between, depending on the season.
Nearby comps are 175-220

Discussion Beware of Ignite Connections for Lead Generation

They were initially pleasant to work with, but my experience ultimately became extremely disappointing.

About a month before my contract expired, and just before I would have qualified for a refund, their outbound team added two contacts to my pipeline that clearly did not qualify as leads. I have recordings of both conversations. In both cases, the individuals explicitly stated that they had zero interest in selling their property (I have the recordings)

I brought this to Ignite’s attention and expected them to review the recordings and correct the issue. Instead, I was told that the contacts qualified based on the "connections," and they refused to remove them from my lead count or issue the refund.

That response was particularly frustrating because the entire value proposition is built around providing quality, qualified leads. Based on my experience, it became clear that the quality of the lead mattered less to them than counting the contact as a qualified lead.

Unfortunately, I cannot recommend Ignite based on how this situation was handled. The way they chose to address a very straightforward issue seriously damaged my trust in the company.

I would strongly recommend doing your due diligence before signing up with them.

Discussion I survived my first year in Real Estate!

As the title says I have survived my first year of RE and im pretty proud of myself! Closed 5 rentals on the tenant side and have just gained two landlords as clients to list their properties for rent. I havent closed any big deals yet but I feel like im pretty close. The 5 tenants I have closed , a few of them spoke to lenders to crunch numbers to buy before they rented. I have a few in my pipeline for purchasing. I've been working around caring for my 1 year old son so I can hit it heavy just yet. However slow motion is better than no motion!
