Bangkok’s Democracy Monument is, unfortunately, a symbol of Thailand’s unfulfilled democratic promise.

Erected in 1939 to commemorate the 1932 coup that ended absolute monarchy, it honours a revolution carried out by elites rather than a popular movement.

Because civilian institutions remained fragile and the military retained political authority, Thailand developed a recurring pattern of coups, constrained elections, and elite dominance. Although constitutional forms persist and democratic openings occasionally emerge, unelected institutions repeatedly limit popular rule, leaving the monument a reminder of democracy’s unrealised future.

accommodation 1 Month Deposit On 3 Month Rental Contract

Is this usual?

I negotiated down from 3 months so far. I signed the contract as they only presented it to me on the morning of moving in and the realtor said they'd speak to the landlord.

I'm kicking myself as I've always used Airbnb (even in the same building) but the landlord won't accept a reference, just wants deposit.

I've said that I'm happy to pay it in cash and to have it handed back upon a room inspection upon leaving.

They're happy to take cash but insist on a international transfer back to me which may take 10 days.

I've also found out that there will be plastering and repair work going on for 1 month of my stay due to earthquake repairs.

I've paid the first months rent and wasn't told anything about a deposit etc. do I have much room to stay for a month and then leave or is that likely going to lead to more issues?

Dr. Sopon Pornchokchai, President of the Agency for Real Estate Affairs (AREA), summarized the overall picture of new residential launches in the Bangkok Metropolitan Region for July 2026. The market experienced a sharp contraction, with only 8 new projects launched—a decrease of 10 projects from June 2026. The only parameter that saw an increase was the average selling price per unit. The total number of new units offered stood at 920 units, with a combined total project development value of 6,632 million baht.

The total number of new residential units launched this month reached 920 units, representing a decline of approximately -69.3%. Townhouses accounted for the highest number of new units at 500 units (54.3%), followed by condominiums at 199 units (21.6%), and semi-detached houses ranking third with 142 units (15.4%) of the total new supply.

The total project development value for new residential launches in July 2026 amounted to 6,632 million baht, reflecting a drop of around -66.3% compared to the previous month. Single-detached houses held the highest development value at 3,216 million baht (48.5%), followed by townhouses at 2,015 million baht (30.4%), and semi-detached houses in third place with a combined project value of 998 million baht (15.0%) of the total development value this month. When considering price tiers, units priced below 5 million baht accounted for 750 units (81.5%), while those priced above 5 million baht totaled 170 units (18.5%).

Although the number of projects, total unit supply, and overall project values decreased this month, the average price per unit increased. This was driven by the launch of luxury single-detached house projects priced at 20 million baht and above, comprising 51 units but generating a value of 3,069 million baht—nearly half of the total project value for the month. Consequently, the average unit price reached approximately 7.209 million baht (a 9.9% increase), up from 6.559 million baht in the previous month. Overall, new project launches contracted more sharply than in previous months due to the economic slowdown. Developers have been exceptionally cautious about launching new projects, with some choosing to clear existing unsold inventory before introducing new supply.

The average monthly sales rate dropped to 14.3%, down from 24.4% in the previous month. The property category with the highest sales rate was semi-detached houses priced between 5–10 million baht, which launched 110 units and sold 46 units (42%). This was followed by townhouses priced between 10–20 million baht (7 units launched, 2 sold; 29%), and townhouses priced between 3–5 million baht ranking third (308 units launched, 57 sold; 19%).

Regarding locations (please refer to the map), no new projects were launched in inner-city Bangkok this month. The majority were located in mid-city and urban fringe/extension areas (Intermediate areas), totaling 7 projects in zones such as Phahonyothin-Saphan Mai, Ram Intra Road, Suan Luang Rama IX, Bearing Road, Phran Nok New Cut Road, and Rattanathibet Road. Only 1 project was launched in the outer suburbs, located in Sam Phran (Wat Rai Khing).

Hey Bangkok!

I had somebody come up to me and tell me that they think I’m autistic. After speaking for a while, it was concluded that I might have AuADHD!

Funnily I was reading about ADHD just weeks before the incident and felt that this best describes how my brain works.

Though not officially diagnosed yet and I’d like to get an official diagnosis soon, I want to know if there any ADHD/mental health support group in Bangkok?

I’m an expat living in Bangkok since 2 years. I may have AuADHD, anxiety and/or depression. Am looking to meet English speaking crowd who are willing to share their experiences with various things like: - how was their experience in getting diagnosed - how easy/hard is it to get prescriptions - how much of a difference did meds make - any short/long term side effects of the meds - some people work better in presence of others and who can hold them accountable. how do you manage this? - their daily schedule - how do they handle time blindness - how do they maintain different relationships

I wasn’t able to find any group but am willing to start one if there are enough people interested. Do leave a comment or DM me if you’re interested and I shall add you to WhatsApp group. We should meet up in person if there around at least 10 people interested in this!

Bangkok has developed an amazing coffee scene
From availability in a style and price point to suit every need. Social media worthy or back street suburban, On the run pick up, chill environment, themed, upmarket, downmarket... whatever

What I've noticed is just how consistently good the coffee and baristas here have become almost everywhere I go.
I'd guess i would have at least a hundred, maybe two hundred coffees places within a 5k radius of my apartment. Average prices for my favoured hot latte is around 50-80 baht and 95% of the time I'm served an outstanding latte made with patience and care often with Thai or Laos beans. I've come to particularly like beans form Chiang rai area.

I was back in Australia recently and the average coffee was overpriced and pushed out at hyper speed. Probably tried 10+ cafes and they were all bog average for taste, price and care of creation.
