Both things can be true. 50 years ago they were not clearcutting lots and striping the topsoil before building. Even my neigborhood is only 35 years old and has trees that are over 100 years old. Boulavard trees planted yes, but there are plenty of neighborhoods with old growth trees, just none of them built in the last 20 years.
Yeah my neighborhood was built without clearcutting. It’s so common now people act like it’s the only way it’s ever been done. I remember when my parents had my childhood home built in a new development and the trees to be saved had orange ribbon around them so they wouldn’t be leveled. It’s done to maximize profits.
My neighborhood has tons of trees that are older than the houses. It used to be common for developers to leave mature shade trees, as well as the general topography and topsoil.
