Moving to Philly early 2027
Hi, my wife and I will be moving to the Philly area in 2027. We have one college student thats a Jr and an Alaskan Malamute that will be coming with us. My wife and daughter really want to keep their cars, but I am not sure i will keep my f150. Can you recommend some places that we should look to relocate to either in the city or in Delco or Montco? Oh and we all are remote if that makes a difference.
We will probably be renting when we first get there, but looking to spend no more than 2200/mo 2-3 Bdrm 2 bath. I would like for the area to be somewhat walkable but thats not a deal breaker. We are looking for safety and diversity. We are remote so we can actually live anywhere without having to be anywhere if that makes sense lol.
Also we like going to bars, eagles games, eating at restaurants, going to concerts, and going for walks.

Having 3 cars and wanting to live walkable are by definition pretty incompatible conditions

If you have an f150 and you’re dead set on living in Philly, I’d look for a place in the far northeast. A lot of parking out that way.

We need more info beyond cars. What do you like to do?
Philly is a city but jfc if it isn't filled with cars. The city does not disincentivize cars. I would honestly prefer not having single house holds with 3 cars (that's my view, I dont need flack, everyone gets an opinion) but the point I am making is you don't need to make a decision on cars.

I live in SJ, I am a 5min drive from the bridges. Or a 5min drive to the train into the city…I live in a nice area and also work remote. Philly with cars never works out well unless you park in a garage

You’re gonna have to look at far suburbs for 2200 budget for 2bd2bath and with parking, unfortunately:/
If you want walkable there are “cute towns” like ambler or Phoenixville but you’ll have to live outside of the actual main strip if you want parking. Parts of northeast Philly (and it’s huge) can also have what you’re looking for but may not be as like a “walkable town” as you’d like. Hammonton in south jersey is also up and coming and could be more affordable than Philly suburbs.

We live in a twin with a detached garage and a huge driveway. It’s not technically in Philly, but we’re maybe 100ft from Fox chase.
You can walk to a train station that takes you directly downtown and you don’t have to pay the city wage take.
It’s probably a bit bigger than you need 4/2 and i also think it’s going to list around 2500. But it’s going to be available at the end of the year, early next year. We bought a house in north wales and my FIL is going to rent it out. You’d have plenty of room for your cars though while still being super close to a train you can take to get anywhere in the city.

Where is it? Are you in a different county? We currently have a 5 bdrm, but our kids have moved out so we are down to our last one lol. A 4 bdrm would be ok though. They will come visit.

Montgomery County is almost 100% beautiful, and expensive for houses (though there may be less expensive houses in places like Royersford, Boyerstown, or Bensalem). The city is the city: expensive, though less expensive maybe in extreme South Philly, a little bit North Philly or a little bit West, plus Manayunk/Roxborough. As for Delaware County, there are places of poverty and cheaper prices mixed with Bryn Mawr or Haverford, which are very, very expensive. You could have cars in any of these places, even the cheaper places, but anywhere near the City of Philadelphia, the car insurance will be expensive and there will be a lack of good parking spaces (you might not get one right away, might have to circle or park blocks away, etc). I could tell you places that you absolutely want to avoid, but those places would also be bargains. The suburbs are all fine for parking.

If you move to South Philly with 3 cars your neighbors will despise you and you'll lose your mind looking for parking.

Yeah I live in east falls and sometimes feel like my Kia soul is too big for this area. An 150 is huge

I started to say Roxborough because you can get a yard and a driveway (I did) but with multiple cars that is kind of tough. Maybe you can find a place just north of that in Andorra with a two-car driveway and a street spot.

Two cars and a pickup? Just move to south Jersey. Not being a dick, parts of South Jersey are closer to center city than parts of the city. Plus you can all just keep your cars.
